Check-in and Check-out Procedures

• Check-in is after the designated time; enter the provided code to unlock the door.
• Before sharing check-in information, the rental agreement must be completed and signed after your booking is confirmed.
• This unit is located in Building 3 on the 3rd floor.

Property Access

• All buildings at the resort feature elevators for accessibility.
• This unit and common areas have accessibility features, including step-free access, wide doorways, and accessible bathrooms.
• Public parking and a trolley stop are located at the bottom of the hill. Trolley rides require a nominal fee of $0.50.
• Each unit offers free parking for one car.

Policies and Rules

• Guest making reservation must be 23 or older.
• No house parties allowed; family groups only. Groups misrepresenting themselves will be required to vacate immediately without refund.
• Deposits may be refunded, rentals refused, or occupancy discontinued if the tenant is determined to be detrimental to the property.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• No fireworks allowed.
• No pets allowed (resort policy).
• No smoking inside the condo. A $150 ionization fee may be charged if smoking is detected.
• This resort is pet-free, smoke-free, and strictly prohibits trailers.
• Trailer or car hauler parking is strictly prohibited; alternative arrangements may be coordinated through property management.
• Premises are for residential purposes only; no animals and for no other purpose.
• Tenant must observe and comply with all restrictions, laws, and ordinances affecting the premises or occupancy.
• No use of the premises that increases insurance rates or causes cancellation of insurance policy.

Cancellation and Deposit Refund Policy

• If you cancel more than 14 days in advance of your arrival date, you will receive a full refund.
• If you cancel 14 days or less prior to your arrival date, you will forfeit the entire (100%) rental fee.
• All cancellations must be made by phone at 855-44-SWEET; cancellations cannot be processed online.
• The company reserves the right to cancel the booking for any reason, with all monies paid refunded. The company is not liable for any other costs incurred.
• The company is not liable for loss or delay due to fire, flood, terrorist activity, political unrest, strikes, riots, war, technical or weather problems with transport, adverse weather, or any event beyond their control.

Fees and Payments

• A $250 security deposit hold will be placed on your credit card for potential damages after your stay.
• Accepted payment methods: Visa, Mastercard, Discover, or American Express.
• Reservations do not include expenses and items not mentioned, including but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.

Parking Information

• Free parking is available for your car.
• Trailer or car hauler parking is strictly prohibited. Contact property management for alternative arrangements.

Utilities and Amenities Access

• Complimentary Wi-Fi, cable TV, and local phone service are available.
• The kitchen includes a refrigerator/freezer, dishwasher, microwave, and stove/oven. Dishes, glassware, pots and pans, toaster, blender, and coffee maker are provided. For specialized items such as a wok, rice steamer, or crockpot, please bring your own.
• Sheets and towel sets are provided for your stay; these cannot be changed out during your stay.
• A washer and dryer are available. A single-use box of detergent is provided; bring extra if needed.
• An iron and ironing board are included.

Resort and Property Amenities

• The outdoor pool features a mushroom water feature and is heated typically in April and May, depending on weather conditions.
• The indoor pool is heated year-round.
• Several gathering and picnic areas are available, as well as outdoor grills.
• Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
• A quarter-mile walking trail is available on the five-acre green space.
• Outdoor activities include tetherball, volleyball court, horseshoes, two playgrounds, basketball court, and shuffleboard.

Safety and Emergency Information

• Use of the swimming pool or other facilities is at your own risk. Injury, damage, or loss to personal property is the client's responsibility.
• Tenant assumes all risk of damage to personal property, including household furniture and goods, during use and occupancy.
• Tenant assumes all risks associated with the foregoing and agrees to hold the landlord harmless and indemnify the landlord.

Other Details

• The property is on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district.
• A trolley stop is located at the main road, offering rides throughout Pigeon Forge for $0.50 per ride.
• Dollywood, softball fields, and The Island are approximately 2 miles away.
